Lease Contract of House NO.74,Block 16,Al Riyadh-Khartoum.
This Lease contract is made on 3th october,2006 by and between Mr Salih Abdalla El-Arifi (landlord) and Jing Gang Investment & Service Co.ltd (Teant) and witness as following:
part 1
House,Rent,Contract,Term,Payment
1.The landlord confirms and guarantees to the tenant that:
a.The landlord is the registered owner of the house No.74,block 16,alriyadh-khartoum.
b.The landlord agreed to rent the eastern building with garden of the above mentioned house furnished to tenant.A
signed of furniture items in the house will be a part of the conteact.
2.The parties agreed that the rent should be paid accroding to the following methods.
a.The Term of lease is five years.It shall start one month from the date of signing this contract and runs for 2 years with fixed monthly rent,which is 4000 US Dollars(four thousand US Dollars only ).And from the 3rd year,both parties agreed that the rent will be increased by 10% annually based on the rent value of the previous contract years.
b.The tenant agrees to pay an equivalent of six months rent (24000 US Dollars) as a down payment at the date of signing this contract.The balance of the rent for the first contract year shall be paid on the day of handing over the house from the landlord to the tenant.
c.Both parties agreed that the monthly rent for the 5 years are as following:
1st year 4000 US Dollars
2nd year 4000 US Dollars
3rd year 4400 US Dollars
4th year 4840 US Dollars
5th year 5324 US Dollars
a.The parties agreed that the rent should be paid annually on the 1st of october of each year.
b.This contract runs for two yewrs from the signing of the contract.the 3rd,4th and the 5th years the contract will be renewed by the agreement of the parties.
Part 2 The Obligation Of Landlord
The landlord shall:
1.Pay all taxes,local rales,and zakat imposed by authorities.
2.Provide all necessary facilities agreed by both parties including all A/Cs and a separate power generator which are all under good conditions.
3.Agree that the tenant has the right to use the house for multi-purpose like domestic,office or restaurant not for public.
4.Inspect the premise at the time the annual payment is made to check the standard of maintenance,any remarks shall be forwarded to the tenant for his action.
Part 3 The Obligation Of The Tenant
the tenant shall:
1.Use the house in the purpose provided in this contract.
2.Pay the rent in the dates fixed in this contract.
3.Agree to pay the bills of electricity,water,garbage,telephone,internet,and maintain the garden.
4.Agree to keep the house under good conditions and to hand it back to the landlord in the same and good condition in the end of this contract.
5.Replace consumables and maintain the damages resulting from use of the house.
6.Observe and respect traditions proper conduct of the society and the laws of land while occupying the house mentioned in this contract.
7.Any violation of any terms of this contract shall annihilate this contract.

1,按合同规定的用途使用房屋.
2,在规定日期内缴纳房租
3,同意支付电费,水费,垃圾费,电话费,网费和花园的维护费用.
4,同意把房屋保持在良好的状态,在合同到期后,把房屋照原来的良好状态交还给房东.
5更换消耗品,维修使用房屋时造成的损坏.
6,在占有合同提到的房屋期间,遵守和尊重良好的社会行为和土地(房产)法律.
7,所有违反该合同任何条约的行为都将废止该合同.
